What a difference 6 years make. Going into the summer of 2008 things looked pretty bleak. The home inventory was over 2 years and credit was tightening up.

Just as with the stock market there were some buyers who went ahead with their plans and bought at the bottom. So today is much different. Inventory is at a 9 year low (back to 2005) down to 5 or less months which is clearly a sellers market. Less of our sales are foreclosed homes and I can say most listings are sold quickly and most new listings have multiple offers on them within a few days. In fact about one third of homes today sell at a higher price then listed. Another third sell for around the list price (97% to 100% of asking price). So what does this mean to you? Well if you’re a seller you can now compete against Bank owned and short sales as these listings have diminished quite a bit in numbers.

If you’re a buyer you need to understand what is the market price for the property your interested in before you make an offer. Making lowball offers will not yield good results.

ANY purchase today is a good investment as prices are going up around 1%   per month around here and that has been the case for over 2 years. Going forward I do not see anything that will change that as we do have the best schools, arts, beaches, nightlife and restaurants on the west coast of Florida. So families, international vacationers, investors and retirees all see this area as a great place to be.
